Seasonal roof maintenance checklist

Most roof failures aren't sudden — they're the result of small issues that went unchecked for a season or two. A few minutes each season is what separates a roof that lasts to its rated lifespan from one that doesn't.

A roof doesn't fail all at once. It fails one missed inspection at a time — a clogged gutter that overflows behind the fascia, a cracked pipe boot that lets water track along a rafter for a year before it shows up as a ceiling stain. Walking the roofline and attic four times a year catches almost all of it early, while it's still a repair instead of a replacement.

Spring

Winter is the hardest season on a roof, so spring is when damage shows up. Look for shingles that lifted, cracked, or lost granules to ice and wind, and check the attic for water stains that weren't there in the fall.

Summer

Heat is the slow killer in summer — it bakes moisture out of shingles and cooks an under-ventilated attic. This is also storm season in much of the country, so it's worth a post-storm walk after anything severe.

Fall

Fall prep is what determines how well a roof handles winter. The single highest-value task of the year is making sure water has somewhere to go before the freeze sets in.

Winter isn't the time for climbing on the roof, but there's still plenty to check from the ground and the attic.

If a seasonal check would take less than five minutes and could save a five-figure repair, it's worth doing every time — no exceptions.

None of this replaces a professional inspection every few years, especially after your roof passes the halfway point of its expected lifespan. But a homeowner who checks the roof four times a year will catch the vast majority of problems long before a contractor ever needs to.
